Planning Board meeting  Feb. 12, 2008

 

            The Sedgwick Planning Board met at the Sedgwick Town Office on Tues., Feb. 12 for its monthly meeting.  Present were Chairman Palmer Little, Board members Victor Smith, Sylvia Wardwell, David Webb, John Allen.  Also present were Jim and Nada Lepper, Selectmen Nelson Grindal and Tom O’Connor, Assistant to the Selectmen Barbara Grindle and CEO Duane Ford.

            Map 8, Lot 52-3 – Jim and Nada Lepper presented an application for a small camp on the Salt Pond.  It will be no larger than 24 x 36, will set back 257 ft from the shore, will use an existing road and water.  The application was given to the CEO for inspection and approval.  A $25.00 fee was paid.

            Map 2, Lot 4 – The planning board members were reminded of the May 3 inspection of the property.  There was no discussion.

            Map 7, Lot 17A – The Ojala driveway on Black Brook was tabled.  Victor Smith is to check on the drive as soon as weather permits.  Selectman Grindal reported that Jon Cullen of the DEP had looked it over and declared that it needed to be moved.  They would be looking at a fine to be assessed; by the town or by the DEP was not clear.

            The permit issued in 2007 for the Parnel Ide property was reissued because of a problem created by a change of CEO and misfiling the original permit.

            A report given by the CEO indicated that a property on Walker Pond that had clearcut issues 2 years ago is for sale and the real estate agent will be consulting with the town about replanting the area.

 

            7:30 pm  Public Hearing on the Shoreland Zoning Ordinance

Before any discussion on the new ordinance started, Chairman Little stated clearly that any applications accepted before the new ordinance is passed will be reviewed under the old ordinance.

            The State has given towns until their Town Meetings in 2008 to pass new, updated regulations for their Shoreland Zoning Ordinances.  These regulations must be at least the State regulations or, if written by the town, stricter than the state regulations.  The ordinance under discussion is the state version.  Any changes must be amendments written and passed by the town.  There are several versions of the state ordinance depending what area of the state they are in.  We are in the ‘yellow’ book, because we are in the coastal area.  This book is dealing with issues relating only to the coastal area.

            There were several issues discussed and the meeting was adjourned at 8:55.
