Planning Board, Special Meeting, April 24, 2007

April 24, 2007

Special Planning Board Meeting

Present were Victor Smith, Palmer Little, Chairman, Duane Ford, CEO, David Webb, Nelson Grindal, 1st Selectman, Tom O’Connor, 3rd Selectman, Sylvia Wardwell, Secretary, Bill Hanley, Jim Wood, Alternate, John Allen, Chris Raphael.

The meeting of April 10 was continued and called to order at 7pm.

Map 2, Lot 2-Larson Kill Kare Kamp-  Mr Hanley mentioned that the measurement of the addition was to be 8 ft by 20 ft 8 in.  Also added to the record was a diagram of the footprint of the foundation.  60% of the footprint exists.  Everything is to be at grade, no depth for frost, all footings continuous, all old material is to be removed.

CEO Ford reported that in his opinion the building is a ‘tear down’.  If jacked up, moved back a little there would be better function, better structure and have the same view.  Removal of 6-9 trees and 1 blow down, would not be a problem because the terrain is not deep enough for trees.

Webb:  move it back,  Smith:  move it back, Allen:  may be doing a disservice by fixing it where it is; Little:  no guarantee that the new foundation won’t fail in a few years, recommends jacking up 6 ft and moving back the size of the building, dismantle porches, cut fireplace free.  If moved to a proper foundation it could be a much better building in all respects.  No survey has been done on the fieldstone chimney.

The Planning Board vote was:  1 to approve the application, 2 not to approve the application, 1 abstention.            Chairman Little will write a report to the Larson family, as will CEO Ford.

The meeting was adjourned at 7:25pm.
